Auckland property values
What is my property worth?
Your property is worth what a buyer would pay for it today. The best guide is what similar homes nearby have sold for recently, adjusted for your home's condition, land and layout, and for how many buyers are looking right now.
Start with the free online estimate and the live suburb prices below. Then ask Leanne Stewart for a free appraisal, checked against your actual home and the sales behind it.
The short answer
How do I find out what my property is worth?
There are three quick steps. Each one gets you closer to a number you can rely on.
1. Check recent sales nearby
Look at what similar homes in your suburb have sold for in the last few months. The live table on this page shows the median sale price for 38 Auckland suburbs.
2. Get a rough online estimate
Pick your suburb and number of bedrooms in the free estimate below. It gives you a price guide from real sales in seconds.
3. Ask a local agent to look at it
Only someone who sees your home can allow for its condition, land, layout and street. Leanne's appraisal is free and shows you the sales behind the number.

Central Auckland
South Auckland
Rural and lifestyle
Too few recent sales for a fair median in Bombay, Brookby, Clevedon, Hunua, Ramarama. Homes here differ a lot, so a property-specific appraisal is the only reliable guide.
Source: REINZ sales data, last 90 days excluding current month. A median is the middle sale price, so half of homes sold for more and half for less. Your home could sit well above or below it.
Four ways to value a home
Online estimate, CV, appraisal or valuation: which do I need?
Each one answers a different question. Here is what they are, what they cost, and when to use them.
Online estimate
A computer-generated guide from sales data. Free and instant, but it cannot see inside your home, so it can be well off for homes that differ from their neighbours.
- Cost: free
- Best for: a first rough idea
Council valuation (CV)
Set by the council every three years to work out your rates. It is a general rating figure, not a sale price, and the market can move a lot between revaluations.
- Cost: free, shown on your rates notice
- Best for: rates, not selling
Free agent appraisal
A local agent looks at your home, compares it with recent sales of similar homes nearby, and gives you a likely price range based on what buyers are paying now.
- Cost: free, no obligation
- Best for: deciding whether, when and how to sell
Registered valuation
A formal report written by a registered valuer. Banks, lawyers and courts often ask for one, for example for lending, a relationship property split or an estate.
- Cost: a fee paid to the valuer
- Best for: lending and legal needs
What sets the price
What affects the value of my home?
Two homes on the same street can sell for very different prices. These are the things buyers weigh up.
Recent sales nearby
What similar homes have just sold for is the strongest guide. Old sales and sales from other suburbs count for much less.
Land and zoning
Section size, shape, slope, sun and what the zoning allows you to build all change what a buyer will pay, especially in Auckland.
Condition and age
A well-kept home sells for more than one that needs work. Buyers knock off more than the cost of the repairs they can see.
Layout, bedrooms and parking
An extra bedroom or bathroom, an easy-living layout and off-street parking often matter more than total floor area.
School zones and transport
Being in zone for a popular school or close to a train station can lift prices a long way. Check your school zones.
Buyer numbers right now
Interest rates, the time of year and how many homes are for sale change how many buyers turn up, and how hard they compete.
Why online numbers miss

Before you sell
How can I add value to my home before selling?
Small, cheap jobs usually pay back more than big renovations. These are the ones that work best.
Usually worth doing
- Fix the small things buyers notice: sticking doors, leaks, broken fittings.
- A fresh coat of paint in light, neutral colours.
- Tidy the garden, wash the house and clean the windows.
- Clear out clutter so rooms look bigger.
- Good photos and, for most homes, professional styling.
Often not worth it just before a sale
- A new kitchen or bathroom done to your own taste.
- Big extensions you cannot finish well before listing.
- Covering up character features buyers want, like native timber floors.
- Spending before you know what buyers in your street pay for.

Common questions
Property value questions, answered
What is my property worth?
Your property is worth what a willing buyer would pay for it in today's market. The best guide is the recent sale prices of similar homes close by, adjusted for your home's condition, land, layout and how many buyers are looking right now. A free appraisal from a local agent puts all of that together for your actual home.
Is a property appraisal free?
Yes. An appraisal from Leanne is free and there is no obligation to sell or to list with her. Many owners ask for one simply to plan ahead.
How accurate is an online property estimate?
An online estimate is a rough starting point. It is built from sales data and cannot see inside your home, so it misses condition, renovations, views, layout and presentation. The gap can be large for homes that are different from their neighbours, which is why a property-specific appraisal is the better guide before you make a decision.
What is the difference between an appraisal and a registered valuation?
An appraisal is a free market opinion from a licensed real estate agent, based on recent comparable sales and current buyer demand. A registered valuation is a paid report written by a registered valuer. Banks, lawyers and courts often ask for a registered valuation. To decide whether and how to sell, an agent appraisal is usually what you need.
Is my council valuation (CV) what my house is worth?
Not always. The council sets a rating valuation every three years so it can work out rates. It is a general figure for rating, not a sale price, and the market can move a lot between revaluations. Recent comparable sales are a far better guide to what your home would sell for today.
How long does a property appraisal take?
A visit to your home usually takes under an hour. Leanne then checks the recent sales and comes back to you with a price range and the sales behind it, usually within a couple of days.
What affects the value of my home?
The biggest factors are recent sales of similar homes nearby, the land and zoning, the size and condition of the house, the number of bedrooms and bathrooms, parking, school zones, transport, and how many buyers are active at the time. Presentation also changes how buyers feel on the day.
Can I get an appraisal if I am not planning to sell?
Yes. Owners ask for appraisals before renovating, refinancing, settling an estate, separating, or simply to know where they stand. There is no pressure to sell.
What information do I need to provide?
Just the address and the best way to reach you. It also helps to share the number of bedrooms, any renovations, and roughly when you might sell. Leanne will ask about anything else when she visits.
Does a property appraisal affect my credit rating?
No. An appraisal is a market opinion about your home. It is not a credit check and has nothing to do with your credit history.
How often should I check what my property is worth?
Once a year is enough for most owners, or whenever the market changes quickly. If you are thinking of selling in the next six months, get an up-to-date appraisal, because prices and buyer numbers can shift within a season.
Do renovations add value to my home?
Some do and some do not. Fresh paint, tidy gardens, repairs and a good clean usually pay their way. Big jobs like a new kitchen often cost more than they add to the sale price. Ask before you spend, so the money goes where buyers will notice it.
