The Panmure Property Market
Panmure is one of Auckland’s earliest European settlements, sitting on the western bank of the Tāmaki River roughly ten kilometres south-east of the CBD. At its heart is the Panmure Basin, a volcanic crater now filled by a tidal lagoon and ringed by a popular walking and cycling path.
It is also one of the best-connected suburbs in the east. Panmure station on the Eastern Line runs trains into Britomart, the Eastern Busway runs east from Panmure towards Pakuranga, and State Highway 1 is a short drive away. The Panmure town centre, Lagoon Pools and nearby Sylvia Park cover shopping and everyday needs.
Housing is varied: older weatherboard homes and bungalows, brick-and-tile units, and a growing number of new townhouses and terraces as more building goes on across the wider Tāmaki area. That mix brings a wide range of buyers, from first-home buyers and investors to families and people trading down. It also means a property-specific appraisal matters far more than any suburb-wide average.
Transport, the lagoon and new homes
Panmure appeals to buyers who value train and busway access, the Panmure Basin and lower prices close to the city. The campaign needs to make clear which of those strengths your home offers.
What tends to matter
Property type, section size, street position, parking, renovation standard, distance to the station and any building work nearby can all affect buyer confidence. Leanne keeps the appraisal specific rather than treating Panmure as one uniform market.

Selling in Panmure :
Your Questions Answered
Not sure where to start? Here are the questions Leanne gets asked most often by Panmure vendors.
Ask Leanne Directly →The median sale price in Panmure was $795,000 across recent REINZ-recorded sales, but that figure blends units, townhouses and standalone houses, so it says little about any single property. Your home's value depends on its type, size, condition, outlook and street position. Leanne's free, no-obligation appraisal uses recent comparable sales to give you a realistic price range for your specific home.
Recent REINZ data puts the median time to sell in Panmure at around 47 days, although well-priced, well-presented homes can sell faster. Time on market varies with price point, property type and the season. Starting with an accurate price and strong marketing from day one gives you the best chance of selling quickly.
Panmure buyers usually look for good value with strong transport links. Being close to the train station and busway, off-street parking, low-maintenance outdoor space and modern or updated interiors are commonly valued, and larger sections can attract buyers who want to build.
There is no single right answer. The best method depends on your property and on current buyer demand. Auction can create urgency when several buyers are competing, while negotiation, tender or a deadline sale can suit unique homes where buyers need more time. Leanne will recommend the approach that fits your home and your goals.
Yes. Leanne's property appraisals are completely free and carry no obligation to list. An appraisal is a selling agent's market-based estimate built on recent comparable sales and current demand, while a registered valuation is a formal report from a registered valuer, often required by banks for lending. Leanne can help you work out which one you need.
Leanne covers Panmure and the surrounding suburbs, including Mount Wellington, Stonefields, St Johns, Ellerslie and Meadowbank. Get in touch to confirm your area.
