Whether now is a good time to sell in Auckland depends mostly on your own plans and on pricing your home right. As at September 2026, REINZ figures show the Auckland median sale price down 2.6% on a year earlier, and homes across New Zealand taking a little longer to sell. Buyers are taking their time and there are more homes to choose from. It can also be easier to manage if you are buying in the same market.
Are Auckland house prices dropping in 2026?
A little, yes. REINZ figures show the Auckland median sale price was down 2.6% on a year earlier, as at September 2026.
That is a soft market, not a crash. Across New Zealand the median was $755,000 (down 2.3%), and outside Auckland prices were close to flat. Homes are also taking longer to sell: a median of 46 days across New Zealand, three days longer than a year earlier (REINZ, as at September 2026).
REINZ also said the usual spring lift in sales had not yet arrived in September. Some buyers and sellers were waiting to see what happens at the November general election. I have written more about that in selling before or after the election.
What are house prices doing in Ellerslie, Remuera and Papakura?
Suburb numbers move around more than the Auckland figure, so I look at a few months together. Here is what REINZ sales data showed for the 90 days to 18 October 2026 (small suburbs have few sales, so these numbers move around):
- Ellerslie: median $1,200,000, 62 median days to sell (more in my Ellerslie market report for spring 2026)
- Remuera: median $1,780,000, 55 days
- Papakura: median $755,000, 49 days
- Takanini: median $792,500, 38 days
- Pukekohe: median $802,500, 47 days
- Manurewa: median $730,000, 36 days
The days to sell tell you a lot. In Manurewa and Takanini, well-priced homes are still selling in five to six weeks. In Ellerslie and Remuera, buyers are taking longer to make up their minds, so a sale needs more patience and a clear plan from the start.
Does a falling market matter if I am buying as well?
Often less than people think. If you sell in Auckland and buy in Auckland, you are selling and buying in the same market. If your home sells for a bit less than it would have a year ago, the next home you buy may cost a bit less too.
What matters is the gap between the two prices. Prices do not move the same way in every suburb or price range, so do not assume the gap has grown or shrunk. Look at real recent sales for both the home you are selling and the kind of home you want to buy. Buyers also have more choice right now, which means you can be choosy about the home you move into.
How does the OCR affect buyers in 2026?
The Reserve Bank raised the Official Cash Rate by 0.25% to 2.75% on 2 September 2026, its second rise in two months. REINZ said banks passed the rise on to floating rates in full, while fixed rates changed by different amounts. The next OCR decision is due on 28 October 2026.
For a buyer, higher interest rates mean the same income gets approved for a smaller loan, or the weekly repayments on the same loan go up. That is one reason buyers are careful about what they offer. Your bank or a mortgage adviser can tell you what the rate changes mean for your own numbers. It is worth talking to them before you sign anything.
When is it a good time to sell?
The best time to sell is usually when your life says it is time. A growing family, a job move, a separation, an estate to sort out, or a home that has got too big are all good reasons. Waiting a year for a slightly better market rarely changes the outcome much.
Spring and early summer also bring more buyers out. Gardens look their best, days are longer, and many families want to be settled before the new school year. The flip side is more competition from other sellers: Auckland had 3,581 new listings in September 2026, up 7.7% on a year earlier (REINZ, as at September 2026). A well-presented, well-priced home still stands out, because buyers have more homes to compare it with.
Should I sell my house now or wait?
Waiting can make sense if you do not have to move and you are not buying straight away. It can also make sense if your home needs work that will clearly lift its price. Or you may be close to a date that matters, like the end of a fixed mortgage term or a tenancy.
Just be honest with yourself about what you are waiting for. Nobody can promise prices will be higher next spring, and holding costs like rates, insurance and interest keep adding up. If tax could be part of your decision, for example on a rental or a second home, talk to your accountant first.
How should I price my home in a flat market?
In a flat market, the first two to three weeks matter most. That is when the most buyers look at your home, and an asking price that is too high can turn them away before they ever walk through the door. In my experience, homes that sit on the market too long often end up selling for less than if they had been priced right at the start.
Base your price on what similar homes nearby have sold for in the last few months. Do not base it on what a neighbour sold for in 2021, or on an online estimate. A free property appraisal gives you a price based on real recent sales near you.
Where to from here?
If you are wondering whether now is the right time for you, the simplest first step is to find out what your home is likely to sell for today. I can walk you through recent sales in your street and suburb, what buyers are paying, and how long homes like yours are taking to sell. Book a free property appraisal and we can talk it through with no pressure to list.
